The short version

This site and the Rent by the Room course are educational. They aren't legal, tax, financial, or real estate advice, and nobody can promise you results. When you buy the course you get the materials for your own use, not to share or resell. Washington law applies. If you have a question about any of this, email us before you buy.

Who we are

awesomenossum.com is the personal website of Christian and Shannon Nossum. The Rent by the Room course is created and taught by Shannon Nossum, and all course calls are with Shannon.

The course and all calls are educational only and are provided by Shannon Nossum, who is not a licensed real estate broker or agent. Nothing in the course, the calls, or the materials is a brokerage service. No brokerage, agency, fiduciary, or client relationship is created by buying the course or taking part in a call, and no one will list, negotiate, represent, or advise you on a specific transaction as part of the course. Real estate brokerage services, if any, are provided only by licensed brokers under separate written agreements and are not part of the course or its price.

Educational purpose only

Everything on this site and in the course (videos, templates, calculators, emails, and the phone calls with Shannon) is general education based on our own experience. It is not legal, tax, financial, investment, or real estate advice, and it isn't a substitute for talking to a qualified professional about your own situation.

Landlord-tenant, fair housing, zoning, occupancy, licensing, and tax laws vary by city, county, and state, and they change. The examples in the course use Seattle-area numbers and rules. It's your responsibility to check the rules where you are before you act.

Real estate involves risk. We don't guarantee any outcome, income, cash flow, appreciation, or result from using what you learn. Results vary, and your decisions are your own.

Buying the course

  • Price. The price is shown on the course page and again at checkout. It's a one-time payment, not a subscription.
  • Payment. Payments are processed by Stripe on Stripe's secure checkout page. We never see your card details.
  • What's included. The self-paced video modules, the templates and calculators, and two phone calls with Shannon Nossum: an initial 1:1 call of 30 minutes, and a 15-minute follow-up call you can schedule at any time after the initial call. The follow-up call must be scheduled and used within 12 months of your purchase date; an unused follow-up call expires after that and is not refundable or extendable.
  • Access. The course videos are hosted on YouTube as unlisted videos. After payment, we email the links to the videos and materials to the address you used at checkout, and they're also available on the course access page. The videos aren't listed or searchable on YouTube; they're accessible only through the links provided to buyers. Access is for you, the purchaser, and lasts for as long as the course is offered. If we ever retire the course, we'll give reasonable notice.
  • Taxes. If sales tax applies to your purchase, it's shown at checkout.

Consultation calls

The course price includes two phone calls with Shannon Nossum: an initial 1:1 call of 30 minutes, and a 15-minute follow-up call that you may schedule at any time after the initial call. The follow-up call must be scheduled and used within 12 months of your purchase date. An unused follow-up call expires after that and is not refundable or extendable.

  • Scheduling. You schedule both calls yourself through the booking link in your welcome email.
  • Missed or unused calls. If you miss a call or never schedule one, it isn't refunded. If something comes up, email us before the call and we'll do our best to reschedule.
  • What the calls are. The calls are for education and general guidance about the Rent by the Room method. They are not legal, tax, financial, or individualized real estate advice, and they don't create a brokerage, agency, fiduciary, or client relationship.

Additional consultations

Additional phone consultations with Shannon Nossum may be offered separately for a fee. Any such consultation is priced and described at the time you purchase it, is educational only, and is not included in the course price.

Refunds

Our refund policy is: a full refund within 14 days of purchase, on request by email. Refunds aren't available after the initial 30-minute 1:1 call has taken place. To request a refund, email Christian@AwesomeNossum.com from the address you used at checkout.

How you can use the course

When you buy the course, you get a personal, non-transferable license to watch the videos and use the templates and calculators for your own real estate decisions.

The video links, the course access page, and all course materials are for your personal use only. They may not be shared, posted, or redistributed. The videos are accessible only through the links provided to buyers, so sharing a link is the same as sharing the course.

That means you may not:

  • share the video links, the course access page, or your welcome email with anyone else,
  • post the links anywhere public or private, including forums, group chats, or social media,
  • download, copy, record, or redistribute the videos,
  • resell, publish, or give away the templates, calculators, or other materials, or
  • use the materials to build or sell a competing course or product.

Filling in a template for your own property and sharing that completed document with your lender, your tenants, or your attorney is fine. That's what the templates are for.

If we find links or materials being shared or redistributed, we may end your access, including by replacing the videos and links, without a refund.

Our content

The course videos, written materials, templates, calculators, and the name "Rent by the Room" as used here belong to Shannon Nossum. This website's design and text belong to Christian and Shannon Nossum. Buying the course or using the site doesn't transfer ownership of any of it to you. Trademarks and names of other companies mentioned on the site belong to their owners.

Using the site

You agree not to use this site or the contact form to send spam, to attempt to break or overload the site, or to do anything illegal. We can block access to anyone who does.

Links to other websites are provided for convenience. We don't control those sites and aren't responsible for them.

No warranties

The site and the course are provided "as is" and "as available." We work hard to keep them accurate and working, but we don't promise that they'll be error-free, uninterrupted, or suitable for your particular purpose. To the fullest extent the law allows, we disclaim all warranties, express or implied.

Limits on our liability

To the fullest extent the law allows, Christian and Shannon Nossum won't be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost opportunities, or property losses, arising from your use of the site or the course. Our total liability for any claim relating to the course is limited to the amount you paid for it. Some states don't allow certain limits, so some of this may not apply to you.

Governing law

These terms are governed by the laws of the State of Washington, without regard to its conflict-of-law rules. Any dispute will be handled in the state or federal courts located in King County, Washington, and you agree to that venue. Before going to court, we'd much rather you email us so we can try to sort it out.

Changes to these terms

We may update these terms from time to time. The date at the top shows when they last changed. If a change is significant and you've already bought the course, we'll let you know by email. Continuing to use the site or the course after a change means the updated terms apply.
